Case 18-01 – Frances O’Connell, 12 Lee Drive, requests variances to allow an 18’ x 22’ detached one car garage on the right side of the residence where existing driveway and curb cut are located.
A Motion was made by K. Kotzan, seconded by N. Hutchinson to CONTINUE the Public Hearing to Tuesday, February 20, 2018 at 7:00 p.m. in the Mezzanine Conference Room for Frances O’Connell, 12 Lee Drive requesting variances to allow an 18’ x 22’ detached one car garage on the right side of the residence where existing driveway and curb cut are located. No discussion and a vote was taken: In favor: M. Stone, N. Hutchinson, K. Kotzan, D. Montano, M. Hartmann, alternate In opposition: None Abstaining: None The Motion passed unanimously 5-0-0
Case 18-02 – Peter S. Dixon, 40 Neck Road, requests variances to allow placement of a new 500 gallon above ground propane tank, the four existing tanks to be removed.
A Motion was made by D. Montano, seconded by N. Hutchinson to CLOSE the Public Hearing for 40 Neck Road. No discussion and a vote was taken: In favor: M. Stone, N. Hutchinson, K. Kotzan, D. Montano, M. Hartmann, alternate In opposition: None Abstaining: None The Motion passed unanimously 5-0-0

Case 18-02 – Peter S. Dixon, 40 Neck Road, requests variances to allow placement of a new 500 gallon above ground propane tank, the four existing tanks to be removed.
A Motion was made by D. Montano seconded by N. Hutchinson to GRANT the necessary variances to allow placement of a new 500 gallon above ground propane tank, the four existing
tanks to be removed. No discussion and a vote was taken: In favor: M. Stone, N. Hutchinson, K. Kotzan, D. Montano, M. Hartmann, alternate In opposition: None Abstaining: None The Motion passed unanimously 5-0-0
Reasons for granting: Demonstrated hardship with the uniqueness of the property; there is a decreases non-conformity and the placement is a good balance between minimizing variance and potential flood issues with property.

A Motion was made by M. Hartmann, seconded by N. Hutchinson to Approve the Minutes of the ZBA Regular Meeting October 17, 2017 with the following changes: Page 3, paragraph 2: “Ms. Hutchinson questioned whether the structure was still supported by lolly columns. No discussion and a vote was taken: In favor: M. Stone, N. Hutchinson, M. Hartmann, alternate In opposition: None Abstaining: K. Kotzan, D. Montano The Motion passed 3-0-2
e) New Business – Election of Officers
A Motion was made by K. Kotzan, seconded by D. Montano to postpone the election of officers until the February 20, 2018 Regular Meeting. No discussion and a vote was taken: In favor: M. Stone, N. Hutchinson, K. Kotzan, D. Montano, M. Hartmann, alternate In opposition: None Abstaining: None The Motion passed unanimously 5-0-0
